uhoh indeed.have you tried to put matterport url in MLS description? or your site's url (seeing you are not the agent?)

this move is like being dead and you think you are getting a nice casket and service and you get cremated.

Now comes the future of hosting them anywhere or use an up and comer who makes the dame feel but on another platform

I would like to think that someone at CoStar may this (very bad) decision without consulting anyone at Matterport (about the impact on Matterport Service Provides) and that, I believe, this problem will get reversed (and hopefully quickly).

I could imagine that Zillow will fight back with a law suit.

We see that Costar is using Matterport as a tool for competition between listing platforms. Not good for the technology and not good for Matterport. I bet we will see agents moving back to 360s to be more flexible with their listings.

So, am I reading this right? They want to, eventually, restrict MP tours in listings to their own properties? To agents in the US: Is this bad? Do you just have the tours embedded in the listings?

I don't think this change will come to Germany, because CoStar does not have any meaningful site here. Even if, the way we use or embed tours in the marketing flow, it wouldn't affect us that much. But I wonder if these are the early signs of serious corporate mismanagement. I don't think MSP in the US will be too happy that their product/service of choice just became the worse option for agents. And if that is the case, Matterport's arguably already bad revenue/profit would further decrease, which then will trigger a whole cascade of divestment by CoStar.

CoStar nor Matterport have really put much thought into Matterport Service Provides/shooters outside of shooting directly for them at a highly discounted rate.

While I still shoot a fair clip of Matterport tours I also shoot Zillow's 3D Home tours on all improved properties

If CoStar/Matterport were smart they'd introduce a Matterport lite tour option and make this free on all improved properties on Homes.com & Apartments.com

The CoStar Founder has spoken publicly about Matterport as a stand alone business and making Matterport tours ubiquitous. Seems like this news will have the opposite effect.

I can't imagine has this decision was made.

Placement also appears to be a pay to play ~ I did a quick audit in my area and while there were many homes with a Matterport tour they all just appear with a small 360 icon below the images to show up in the image real appears to be paid placement.

Has everyone else received an email? I can't find one in my inbox and my clients listing are already missing Matterport scans.

This is insane. Clients are going to demand refunds or rescans with Zillow 3d tours. Either way I'm out of large chunk of change or time trying to rescan properties.

No heads up? No warning? This is the dumbest thing I've seen a business do.

Just got off the phone with Matterport. They don't even know what's going on. The first person who sounded like they were indian didn't have an answer and after being placed on hold tried to give me some canned response about an ongoing lawsuit. I asked to to talk to a manager and was escalated to level 2 support who was american and just as in the dark. Said she had just heard from her previous caller about it and was drafting an email to upper management asking what was going on.

I've reached out to my clients and explained whats going on and encouraged them to call Zillow as well. The more noise made all at once, the more likely a resolution is reached in the next 24-48 hours. It actually worked out perfect because one of my larger clients is at the eXp conference in Florida. Word will spread quickly now someplace where their are a [redacted] ton of agents.

The sad thing is this type of business decision kills trust. I told the Matterport agent after my subscription is up I'll have to seriously reevaluate my plan. The way this was handled makes it impossible for me to sell their service knowing that with a flip of the swith the product could dissapear. This type of broken trust isn't something that's easily forgotten even after corrected.

I know this seems bad, but this doesn't restrict it from being shown with the listing as a whole via a generic link like any other so called "virtual tour" like slideshows and such. Its a shame to lose its cushy spot, but its not like anyone can claim that the URL is no longer accessible at all on Zillow.

Hopefully Homes.com makes some good marketing calling out the Zillow-not-so-3D-tours in a mockery now that they have finally put Matterport on the advertising spotlight since CoStar took over.

Zillow has a product it offers... Matterport is a company.... why are people getting mad at Matterport for not renewing an API. This isn't stopping anyone (agents) from putting a matterport URL on Zillow just as they can currently with other tour providers (matterport competitors)... i'm not understanding the outrage, if i'm missing something let me know.

The frustration is puttings a text url in the description could get lost in the shuffle. Very few people read the verbiage all the way through. You want to catch peoples attention right off the bat. Having the vitual tour as the second icon accomplished that. Plus just putting a text link doesn't show up on zillow as including a vitual tour in map mode.

Real Estate News (20 October 2025) Zillow pulls Matterport tours from listings, blames CoStar

The portal said CoStar, which acquired the 3D tech in April, did not renew Zillow’s Matterport agreement — but CoStar says that’s not the case.

There is a lot to unpack in this article about what is happening and why.

While I have not hear back from Matterport (as of 5:15 pm ET Monday, 20 October 2025), I could imagine that they are as surprised as we are.

From the Real Estate News article:

CoStar last updated its terms and conditions on media rights on Sept. 29 [2025]. The T&Cs state that "CoStar Group Media may not be used or displayed on any third party platforms, websites, or listing services that compete with CoStar Group's products and services," but they do not mention restrictions on the use of Matterport tours specifically.

"If Zillow is removing Matterport Spaces from its website, that is a decision Zillow made unilaterally to the detriment of their customers," according to the CoStar spokesperson.

@DanSmigrod Thought, is both are to blame. Two multi billion dollar companies having a pissing match while small business owners take the brunt of the punishment financially and time wise.

I subscribed to Matterport annually during their last price hike, I'll be seriously reevaluating that when it expires. I use Aryeo for my backend, that too will be under strong reevaluation during the holidays for a move to RelaHQ. I can't escape somethings, but I can control how my money is spent.

I blame Costar because they didn't renew the API with Zillow and their ToS make it sound like Matterport can't be used on other sites. Again this is a multi billion dollar company who charges a premium for their service and equipment. They should make damn sure they dot their I's and cross their T's so their clients aren't left in the dark.

I blame Zillow because they were the only party aware of what they were going to do today. They should have had a massive email campaign to all registered agents warning about this and encouraging them to reach out to their photographers to call Matterport and settle this before service interruption.

No one seems to be the least bit concerned about the actual service providers and the jam they've put us in.

What am I missing...

“While media created by CoStar Group explicitly for use on our platforms is proprietary, Matterport customers can share their Spaces anywhere, including on Zillow,” the spokesperson clarified.

Additionally, CoStar claims that Zillow has not used the Matterport API feed “for years,” and that CoStar not renewing the API agreement does not have any impact on “Matterport’s customers’ ability to share Spaces.”


“If Zillow is removing Matterport Spaces from its website, that is a decision Zillow made unilaterally to the detriment of their customers,” a CoStar spokesperson wrote in an email. “CoStar Group sued Zillow because it was infringing on CoStar Group’s copyrighted photographs, on a massive scale. Sounds like people should be mad at Zillow and not Matterport.

An email just came in from Matterport:

this property still has matterport but just not at the top like it was. you have to scroll down to facts then click on virtual tour link

so if this a goof then ok, but if its just zillow not giving premium placement then Zillow is justified to do this and someone (or 2 or 3 other writers) is misrepresenting things to get panties in in a bunch

the story should have been "costar didnt renew premium placement license"

This costar screwing with public opinion with pulling ts use of matterport on anything other than costar owned properties

Hey, let's join the party here! I'm bringing hard data that I hope can help you sort things out.

I just accessed the MLS in my area in south Santa Clara County in California (I have a Coldwell Banker agent's license and pay for membership to the local MLS). I did a search on Area 1, which includes Morgan Hill, Gilroy, and San Martin. There is a report in the MLS that can display the media links that listings are using. These links include various media types: 360 tours, videos links, links to single page websites. I opened on Zillow almost every listing that had a Matterport link displayed in the MLS media section, about 20 properties. There are eight media fields provided by my MLS and agents stick the Matterport link in various locations on that form that I checked. NOT ONE LISTING DISPLAYED ANY DIRECT LINKS TO A MATTERPORT TOUR.

You know that the Matterport tours have been featured at the top of the Zillow listing pages next to the hero photo. I didn't see any tours displayed on those Zillow listings that have Matterport links in the MLS! I thought, "Maybe Zillow is putting the Matterport link down in the Facts and Features Interior section where they usually list up to five links to offsite media". NO MATTERPORT LINKS WERE SHOWING ON ZILLOW! Even when the Matterport links were put in the specific MLS field that Zillow had identified a couple years ago as the first place they look for a 360 tour link.

I checked some of the listings on Redfin - and the Matterport tours were showing up there on all of them!

My quickly-formed opinion from this research: Zillow is NOT displaying Matterport tours via direct links on their website any longer. The only way to display a Matterport tour on Zillow is to put it into a off-platform single page property site where the link to that page is accessible down the Zillow listing page as a text link in the Facts and Features Interior section.

Lucky for me, I only have been providing Zillow 3D Home Tours, which continue to be featured at the top of the Zillow listing page, along with the 2D floorplan they supply for free.
