Briefly: I was a brokerage owner and home flipper in 2005. In our area, home prices peaked in August 2005. I saw it coming, I was tracking prices weekly. I sold my flips asap. Prices slid relentlessly down that slippery slope for many years.

As loudly as the "pundits" and "experts" tell anyone who will listen that "this time is totally different"... it is not.

Slightly different, maybe.

Builders will do whatever they have to do to survive. And existing home prices plummet once their slashing and burning starts.
