Roomio on Android: API, SDK and Custom Floor Plan Labels

Hey All,

I sat down again with Steven Kounnas, co-founder of Phoria, the Australian team behind Roomio. Roomio turns your phone into a floor plan tool: you scan the property, hit submit, and a professional floor plan comes back. When Steven and I talked earlier this year, a lot of these features were still on the roadmap. Now they're shipping, and we walked through six updates, starting with the big one.

Roomio on Android went live on October 23, joining iOS. Steven says the supported list is Google and Samsung phones from 2023 onward, including foldables, and the Play Store only allows the install on devices that meet the app's GPU and CPU requirements. Most Android phones don't have LiDAR, so Roomio builds a photogrammetry 3D model from the camera as you walk the house, the same approach it already uses on non-LiDAR iPhones. Steven puts accuracy at about 5 to 10 cm per room, versus 1 to 2 cm with iPhone LiDAR, which he says is well within marketing standards. Scans take about five minutes on site, plans come back in 12 to 24 hours, and pricing and deliverables are the same on iOS and Android: one fixed price for any size property, with extra charges only for 3D or expedited plans. Plans follow ANSI Z765-2021 in the US and RICS in the UK, with other regional standards available.

The other updates are aimed at photographers and floor plan providers running a business. International currency is live in AUD, USD, CAD, EUR, GBP, and NZD, and localization for room labels and regional standards is coming. Custom labels let you save your own room names (primary bedroom instead of "ensuite," for example) per template and per client, and Steven demoed the new floor plan editor, where you can rename and move labels and re-export in seconds. You can also add an agent or brokerage logo or banner to a template. Coming soon: a shareable edit link so your clients can change labels themselves. The Roomio API and webhooks are live, so a finished floor plan can drop straight into your CRM or delivery system, and an SDK that lets you build Roomio scanning into your own app is about six weeks out. Monthly billing is now available for larger customers, pay-as-you-go stays, and team management lets you add internal or outside photographers who scan and order on your account without seeing billing.

Steven also talked about reliability. Over the last three to six months, Phoria added automated and human quality control checkpoints, and he says error and SLA performance is now above 98%. That lines up with my experience: I ordered two Roomio floor plans with site plans this week, both came back in under 24 hours on standard turnaround, and a site plan amendment (an old shed from outdated imagery) was fixed within a couple of hours.

In the lightning round, Steven shared the two most common scanning mistakes: spinning in place like you would with a Matterport camera, and pointing only at the floor without catching the edges of the walls. He also said orders run about 70% 2D and 30% 3D and site plans, and that Norway has been a surprise hotspot for adoption. Next year's roadmap includes automated property reports and interactive floor plans.
