Virtual Tours on Zillow21597

8643d private msg quote post Address this user
Since Zillow took away Matterport tours from their listings, I have been struggling to find the best solution for me and my clients. Over the past few months, for my Matterport clients, I would also run back through and do a Zillow tour. So they would have that tour to be shown on Zillow.

Last month, I splurged and got the new iGUIDE camera; thinking this would solve my problem of running through a home twice. One of my clients called and says “the iGUIDE tour is not showing on Zillow.” So I go and check the listing, and the virtual tour is buried down under “Facts and Features.” Looking at other Zillow listings in the area, it seems the only ones with the virtual tour at the top of the listing are ones with Zillow tours.

I guess I missed the memo, because I thought that iGUIDE tours used to be shown at the top like Matterports were before they were removed. This is the whole reason for me finally getting involved with iGUIDE. Is this not the case? Is it only Zillow tours that are placed at the top of the listings now?

My clients don’t want to pay for two virtual tours. I don’t want to have to scan a house twice. I guess the biggest issue I have, is now after selling iGUIDE to my Matterport clients by telling them it’s shown on Zillow…being buried down under the “Facts and Features” isn’t going to go over well.

So, 3rd party tours in general will get hid “below the fold” as they typically rely on the virtual tour slot in the mls

I personally bundle the Zillow 3d home tour in all my improved property shoots even if I am shooting a Matterport tour just for positioning of listings on Zillow or trulia

Yeah, it looks like I might have to go back to doing both Matterport and Zillow tours for that boosted exposure on Zillow. Thought iGUIDE would save me from running through a home twice, but I might have been wrong.

Even 3rd parties like CloudPano that have mls syndication is hit & miss at best i never relied on that syndication as it didn’t work more often then it actually worked

Well, I just checked on another listing of mine that had an iGUIDE and the tour IS being shown at the top on Zillow. I wonder why the first one is buried down under the details?

@8643d tours on realtor.com or Zillow are super address sensitive if relying on syndication

I know some of my clients put the property website in the virtual tour slot on the MLS, which shows on Realtor.com as a virtual tour but not on Zillow. Glad to know that if the iGUIDE is entered correctly in the MLS, that it will show on Zillow at the top of the listing. I just need to find out how to advise clients on how to enter correctly.

My best clients now want both a Zillow tour for that platform and Matterport for all the others. Just the way it is now with Zillow and CoStar going at each other. C'est la vie!

Another way to price it is Zillow tours as a cheaper single addon as they're faster to complete, and bump up your Matterport price and include Zillow tours with them as a package.

@VanessaDiwa

Honestly, I packaged the Zillow 3D home tour into my basic photography package.

Lately, it has been about 50/50. Now that Zillow is pushing Showcase listings, I have been doing a lot more Zillow 3D.

I always recommend Matterport over Zillow 3D, but you can offer Zillow 3D for a lower cost. Since it is free to use and faster to scan.

My business has shifted away from Matterport. Zillow Showcase is a majority of my virtual tours now unfortunately.

matterport you have the ability to use tags and can have your starting point outside where zillow you cant. Matterports have SEO juice more than zillow but zillow has mre seo when people are searching on zillow

@8643d Frustrating for sure. I'll tell you, my real estate media business offers iguide, matterport, giraffe360 and soon to offer Realsee. they all have their benefits.

for Zillow what i'd do is offer one of the 3D tours + Zillow "3d tour"... i'm not sure if they are still doing this but Zillow was boosting homes on the search results that had Zillow "3d tours" for the first 7 days.

Everyone knows matterport for their dollhouse and walkthrough.. i have a lot of clients asking for iGUIDE. Their floorplans are ANSI Z765-2021 compliant (recognized by Fannie Mae and Freddie Mac.

Giraffe360 is catching up in terms of recognition.. their 3D tours, photos, video products are all fantastic. If I were you i'd keep the iGUIDE and offer that with Zillow "3d" home tour. Offer Matterport when asked for it. I can get through a home much quicker with iGUIDE than I can with Matterport.
