| I just sent this note to our local CRMLS here in Los Angeles, at which I'm a registered photographer. If I hear back, I'll update. ----- Dear CRMLS Team, Marketing media on listings should be solely the choice of the listing agent within the specifications established by the CRMLS, DRE and CAR / NAR. All aggregation services (Zillow, Redfin, Realtor, Homes) that benefit from the CRMLS by drawing listing information such as addresses, photos, descriptions and data from the CRMLS should be required to display with equal prominence all media marketing that agents provide on each listing, including video and virtual tours linked in the MLS. A requirement should be established that all forms of visual media marketing (photos, video, virtual tour) must be displayed, either directly or by means of a clickable link, “above the fold” online. This means that when a listing first appears, the visitor can directly access photos, video and virtual tour without the requirement to scroll down the page. Currently this is the case for photos, at least one being displayed, and can easily include the others by way of a button positioned within this first image as pictured here. Some services do this, others do not. The wish of Listing Agents, per CRMLS and DRE rules, should honored by aggregators that benefit from industry data. Redfin, Realtor and Homes.com do this to a certain degree as seen here. from Redfin.com ![]() from Realtor.com ![]() Zillow displays their own style of virtual tour - Zillow 3D Home - prominently on listing but bury all other tours and videos deep in the webpage where almost no one will find them. To do so, you need to scroll down the pag a very long way to “Facts & Features”. Then you must click “Show More” and scroll down again to find simple text links to open whatever tours or videos the agent has entered in the MLS virtual tour fields. They’re so hard to find that essentially, they are omitted. ![]() Furthermore... Under no circumstances should any aggregator REQUIRE that their own proprietary tour format be used in the promotion of listings over competitor tour systems. Currently, this is what Zillow is doing, prohibiting the display of (arguably superior) Matterport 3D virtual tours while permitting many other formats in free Zillow listings and requiring ONLY their own format, Zillow 3D Home tours, when an agent requests (fee required) display of a listing as a Showcase property. Especially abhorrent is Zillow’s permitting many other virtual tour formats while, singularly, prohibiting the display of Matterport 3D tours. The CRMLS, DRE and CAR and NAR should not tolerate this practice. If Zillow persists in rejecting one type of virtual tour over all others, Zillow’s permission to use all CRMLS data should be terminated. Real estate agents and brokerages should control what media are used to present their listings to the public, not an aggregator that leaches its data from the MLS. Under current practices, Zillow’s use of MLS data and media should be terminated. The same rules should be enforced by brokerages that draw listing data from the MLS and present it under their own branded websites. Compass, BHHS, Coldwell and many others are doing this. They should ALL be required to prominently display ALL the marketing media provided by the listing agent through the MLS. The listing agent and his/her brokerage should control how a property is presented. I am available to assist if the CRMLS or any other MLS is pursuing this issue. Kevin |

| @Home3D Excellent post & facts. I Google every listing address and view on the various portals. They make it extremely challenging for buyers. You hear cricket's from agents who still do not value the incredible opportunity r/e photographers bring to the listings. Some have even complain about the new attribution feature via Aryeo. We deserve better. We are the face, excitement, and really do help sell and rent property through our lenses. | ||
