Do you know of anyone that uses Zillow showcase system? Need feedback21332

I have a few agents getting pitched from zillow about their program and with the recent changes are their any experts that are using it now or cancelled recently that given gives pros and cons and what to make sure they are protected? Thanks in advance

All it is is how the property listed is displayed on Zillow. If they buy the showcase package, you as the photographer have to sign up for an Aryeo account to upload their images to and to connect the Zillow 3D tour. Basically they are paying handsomely just so their listings stand out on Zillow and show up near the top. On a showcase listing, it's much easier to see and access the listing agent. Their info is one of the first things you see as the viewer. On a regular listing page on Zillow the listing agent info is buried down below. That's all they are paying for....a different and better prescense for their listing and themselves on Zillow.

I am at PMRE Conference this week.

At the Aryeo lunch, they announced Aryeo Lite: a free Aryeo plan to enable you to upload high resolution images to Zillow.

The solution is solely for photographers and the photographer gets a credit and link back to their website.

I do not know if the license to Zillow means that the photos can be used for the house even after it sells. Unclear (to me).

Several of my clients have used the Showcase system so I'm fully engaged with Aryeo and what the agent and photographer DO and DON'T get from this.

AGENT
Gets better presentation of photos and higher quality photos. All the aggregators pull photos from the MLS which downgrades the quality immensely. I speculate this is a legacy issue from the days of limited bandwidth and the MLS reduced resolution and quality just to ensure that images would appear quickly on all devices. Anyway, a Showcase listing displays the HiRes shots just as the photographer made them, which do look much better. Photos display in HiRes ONLY ON ZILLOW, FYI. Photos are also displayed larger on screen windows.

Every Showcase listing includes a Zillow 3D Home tour - it's an absolute requirement. That's good in that it gets agents to spend on creating a tour. That's bad because ONLY a Zillow-tour is accepted. If the listing alreaday has a Matterport or other tour, that must be replaced by a Zillow 3D Home tour. On the plus side, Zillow's tours are better than they used to be. No match for Matterport, but Zillow has improved them over the years.

In "map" view, like if someone searches "Calabasas, CA", the Zillow map puts "SHOWCASE" on those listings. Pops them out on the map. Showcase listings also get bumped to the top of area searches, probably resulting in more views and clicks.

The listing agent's name is displayed prominently in a Showcase display. A basic Zillow listing shows buttons for Book a Tour (which links NOT to the listing agent but a random agent that pays Zillow for leads) and a Contact Agent button which also does NOT lead to the actual listing agent. So the Showcase display does benefit the REAL LISTING AGENT by showing their name prominently. Of course, this is the insidious side of Zillow that random agents PAY ZILLOW to pose as the listing agent and then the real listing agent has to PAY ZILLOW to get their name back connected to the listing. Oh boy.

PHOTOGRAPHERS
You can sign up for either the free Aryeo Lite or subscribe to a Pro account for additional features designed to help photographers run their business. Options include an invoice / payment system and others.

I doubt many agents look, but on Zillow down below the photos is displayed your photographer company logo, and if a viewer taps or mouses over it, the name appears. Tap again and it opens a tab with your website, so there's a marketing benefit here if someone knows this, loves your photos and wants to find you.

Extra benefit. Once you have an Aryeo account, you can load HiRes photos for all of your listings into Aryeo and they will display on Zillow in HiRes. This is NOT JUST FOR SHOWCASE listings but ALL your shoots. Your branding shows as well, though small below the photos.

SIMPLIFIED PROCESS
The agent loads photos into their MLS. These populate out to Zillow and other services. If the agent wants the Showcase treatment for a listing, they activate it (agent pays fee), then agent enters their photographer's name or company. An email is sent to the photographer who accepts the request and uploads the HiRes photos and Zillow 3D Home tour into Aryeo.com, then Submits the listing.

The HiRes photos replace the low-res shots pulled from the MLS and the Zillow 3D Home tour replaces any other kind of virtual tour that may be on the listing. That's about it.
