Here's a question of the day:

If you could add one AI-powered feature to your virtual tour platform, what would it be?

I would add the ability to search for points within the virtual tour... example... If I was scanning a large commercial space with a bunch of fire extinguishers in them I would like the ability to type in "tell me how many fire extinguishers are in this building" and have it report back a #. bonus if it could tell me when each of their expiration dates are.

what is something "AI" related you could add to your platform?

Comps. If AI could reliably provide an accurate price point for a residential scan. Pull transactions for that area in the past 6 months and current listings, take into account the homes condition and give an accurate estimate.

Zestimate is fine and good, but a virtual tour will have input like new flooring, fresh paint, remodeled/updated kitchens or bathrooms, new appliances, etc.

Again, would need to be accurate and reliable. But seems like a useful tool to a Realtor. I would sell it as a tool to compliment the Realtors skill, sort of like Matterports AI verbiage. Don't just copy and paste it. But incorporate it's creative writing and adjectives into your own. Same with the pricing. Maybe it catches or brings something to your attention that you didn't think of or observe to raise or lower the price 10k.

Costar could incorporate this into Matterport and use Homes.com to pull comps and compare interiors to compete with Zillow's Zestimate.

@jasonZ I think that is a really good idea and something we could have our AI team take a look at, for our InsideMaps products.

I would like to get your thoughts though, do you think a realtor already has or needs that comp data prior to scheduling marketing materials (photos, 3D tours, etc.)? Or is it possible to get a listing, schedule marketing content and then review Comps and build the listing?

We do a lot of asset capture for some of our bigger rental management clients and they use this for property inspection and tenant move out/in tracking.

@PatrickInsideMaps When I worked for a team the listing agent would take comps to her listing appointment for a rough estimate of a price. However, that would obviously change as she wouldn't get a tour until she actually set foot inside during the listing appointment.

She also wouldn't finalize price until the night before she went live. The time frame between her listing appointment and the day we actually went live could be a week or a month. All depends on the process, Did they still have to declutter, paint, carpet, etc. So by the time the property went live she's finalizing pricing after all marketing has been shot and delivered

So for her initial data she wouldn't be able to use something like this, but that's fine. The properties actual price wouldn't be decided until she has all the media and I think that's when it would be most useful.
