I use a simple program called Photobulk that renames, renumbers, resizes and puts my watermark on the print all in on click. I name the photos the name of the listing: 123Main and I start the numbering at 1. It puts all the images in one folder. Easy for me to keep track of and easy for the realtor to know what listing they are working with when they get the files.

The file looks like this when done: 123Main01.jpg and continues on increasing in numbers.

How I number my photos is similar to the above but I go step further and label mine as 4546MainSt_Kitchen-1.jpg, 2445MainSt_Exterior-1.jpg.

For me, I like to have each room labeled as for needing to reference it later on, also can help the agent know what photos are what.

The very first few shoots I did when I started 5 yrs ago, I had left the files named DSC4592.jpg and obviously realized its not very professional looking to send agents files in that file naming format and changed it.

Lightroom has a setting in the export function that lets you rename and sequence the images.

I typically drag key images to the front of the album and then use the export function. I also set the tags to include the address, agent, MLS listing, and any other pertinent data I think I might want to index by in the future.

When I export I use a rather long file name: Address-MLS-Agent-Number
Example:
123-MainSt-7890987-SallySells-1

I think this makes it really easy to identify what the file is for, who it was commissioned for, and what listing it related to.
