Over the past two years, I've been asked many times if I have a SUPRA KEY. I consider the value of having one from time to time. To those who are clueless as to what this was, like I was when I was first asked - a SUPRA KEY allows access to most homes that Realtors are selling. Owning one comes with a yearly fee and it varies by market. I have not yet lost a shoot due to not having one, but I've noticed that some people mention that they have one in their marketing. Many larger Realtor photography firms own these too. What do you guys think? Worthwhile investment? Anyone here have one and would care to comment on how it's helped their business? |

@Metroplex360 I kinda have one. I just use my wife's card to get in! She had to let me on once and then take it to show a house. I actually prefer the old school ones that are like masterlocks that have the three combination wheels on them. I have also received one day codes to get in. I prefer no one there when I am shooting. I get annoyed quickly when I have to herd people to other rooms the entire time. Maybe I should get them in the garage and lock them out? I would get them to help push the button after I move the camera but I don't want any more competition in the area! |

@lisahinson The only downfall about letting yourself in is sometimes they forget to put the animals up! I am an animal lover, so I will no pick up anyone's animals. It lost interest in me after about 45 minutes. Before the naysayers chime in, I did go above and beyond on this scan. I noticed the dog pissed in the floor and I cleaned it up so it didn't get in trouble! ![]() |

@justinv Our MLS has strict rules against animals being shown in pictures so I have to make sure animals are out of each scan. | ||

We use one every day. It allows us to schedule appointments to arrange a time, but no one has to meet us. By making an appointment, we let them know all animals must be contained. It has definitely been worth our investment. | ||

@craigsauer I haven't heard that here but they don't know how to plug it in the MLS! They post on Facebook and I put it in WP3D. They also don't how to hire professional pictures either. I didn't realize how bad they were until later. I gave her some and asked her to replace the ones she had on MLS. She was offended and said she always uses iPhone pictures and she wasn't changing them. Then calls and ask why no showings in over 100 days! I tried to tell her the pictures don't do the home justice and it looks like a cave. I guess she didn't believe me about good pictures? |

I'm a broker as well as a MSP but was told if I used my Supra key to get as a photographer, I could be sanctioned by the MLS. Most the time there's a contractor's keybox if they're not available to be there. | ||

I haven't found the cost to be worthwhile at this point to get one. It's not like we're doing the volume many home inspectors or appraisers are doing to gain access to homes on the MLS. Most of my agents want to meet me or have a client at the property anyway. Like @justinv, my wife is a Realtor and we have one car at this time. So if the agent is cool with her opening the door, she can give me access. Telling them I am licensed with the state as well gains some serious brownie points for being left alone to access the property and shoot. Many markets require different types of lock boxes. Some agents still have a mechanical on property as well as an agent key access or infrared access. Bank owned homes almost always have a mechanical lock box on site for other companies servicing the home for the bank. Many High Rise properties can allow the front desk to give you access all without meeting the agent. The lock boxes in my market today have "One Day" codes. The agent can give you a One Time push button code to gain access. However, you may not want to close the box if you use one of these. After 45 minutes, the code will no longer work. You could find yourself pestering the agent, asking for another code to be made up on their end, to open the box again and put away the key. ![]() When using these lock boxes you come into another scenario that could hinder access. If the home is not currently listed on the MLS, the lockbox may not be accessible until it is assigned to an MLS# and listing address. It could be tough to gain access to shoot prior to the launch of a marketing campaign. If the home is listed, another buyer agent may want to show the home when you are shooting your tour and images. Some buyer agents may want to slide their card in to show they were at the home. They may not feel comfortable leaving the box open for you to close. The explanation gets difficult. In this case, I use the one day code, take the keys and leave the lock box open. I put my "Back in 5 minutes sign" over the lock box and time it prior to my arrival time. This way, the buyer agent isn't hovering in the driveway for 30 minutes thinking I'm another agent showing the home who will be done soon. They will ring the door bell and I request their business card and public ID to share with the listing agent. This keeps the lock box open the whole time and I take control of who gains access to the house and let the buyer agent feel awkward with a different way of showing the home without them feeling power hungry to complain about a different situation. On the bright side, you might gain a lead and a buyer agent business card to send newsletters to after sharing the info with your seller agent. |
