WGAN Question of the Day

well, more like Questions of the day: How many real estate media providers are providing siteplans?

Are commercial clients asking more than residential?
who pushes the conversation more? agents, sellers, or builters?
do you bundle plans with 3D tours or sell them standalone?
which tool(s) are you using to capture siteplans?
are you uploading media that has property lines drawn in?

just curious... I have a few clients, oddly enough around the Napa Valley area.. that LOVE siteplans.. but as floorplans are becoming more of a "think" in my area, so are requests for siteplans.

I have been using home3ds.com for floor plans & site plans for a # of years ~ On occasion I am asked for just a floor plan in which I use their lidar iOS app which works fairly well

@lilnitsch Nice, i've used Home3ds for siteplans in the past... a lot of companies are going to be adding siteplans I think in the near future, its the next wave.

who's doing your property lines on aerials?

thanks for the post btw.

@TomSparks

I do my own Approximate lot lines ~ as a general rule of thumb I typically already view the County assessors office site to see property outline before I even show up

when I first started out I was doing a LOT of vacant land so, having a good idea of property boundaries was a huge plus

@lilnitsch Nice, doing them is an art form.
I hate doing property lines... they always invite agents to say "can you change this, can you move this".

@TomSparks

I really don't get much of that ~ Urban lot lines are usually pretty straight forward

We haven't created that many site plans for our real estate clients, but we did recently create some for a couple event/wedding venues (see below).

We were the ones who brought up the idea and both venue owners were very receptive (as well as satisfied with the final outcome).

We offer an "Enhanced" version of our virtual tours (they usually include detailed media tags, room transformations, highlight reels, custom overlays & branding, etc) and we include a set of floor plans (2D, 3D, and site plan if necessary) as part of this package.

We have used Captur3d, Home3ds, and CubiCasa for floor plans and site plans- all depending on the details of the project.

@TomSparks Thanks!

Yes, our average order value (at least on the commercial side) has increased a bit. Having some cool samples to show potential clients has no doubt been a key contributing factor in this.

As far as our residential services, we haven't seen much of a change in average order value over the last few years.

I am sure this is happening in other markets as well but, I have seen in the Vegas market folks overlaying the floor plan onto an aerial image of the property.
