Marek shows and tells the highlights of SIMLAB STAGES for construction progress monitoring and cross-sector communications using a Procore integration; and SIMLAB SIM-ON for facilities automation control and asset management with integrations including IBM Maximo, IoT and various protocols. Tom Sparks: Hey, everybody. Tom Sparks with Sparks Media Group. I’m here with Marek Koźlak, founder and CEO of SIMLAB. He’s going to talk about STAGES and SIM-ON—pronounce it however you prefer. We’re going to dive into what both are, and I have some questions. I think Marek is going to show a presentation. Marek, do you want to start with the presentation? Marek Koźlak: Yes. Hi, all. Nice to be here. Let’s go straight to the subject. Today, we’re talking about digital twins based on the SIMLAB platform—STAGES and SIM-ON. Marek: So, SIMLAB is a digital twin company. We’re not just doing services—we create technology and provide toolkits that work on top of digital scanning platforms. Matterport is a key part of our ecosystem. What makes us different? We support the full digital twin lifecycle—from design and construction to renovation and, most importantly, to facility maintenance and operation. We translate construction data into formats usable by facilities teams. Using the same BIM models, IFC data, instruction manuals, and scan versions, we allow facility managers to reuse that content in daily operations. Our goal is to make complex engineering data useful to everyone—from engineers to homeowners to maintenance staff at a shopping mall. Matterport acts as our dashboard, but we enrich it with data from platforms like Procore and IBM Maximo. We also integrate with building automation platforms—BMS systems—across Europe, Asia, and the Americas. Our focus: unify construction, asset management, and IoT data into a visual framework. Tom: Got it. Marek: Here’s a short movie showing what we do—but I won’t play it all now. I’ll share the link with you so you can explore it later. Instead, I’ll focus on the key value we bring to the market. We take multiple file formats, communication protocols, and systems, and unify them. That’s our goal—achieved through two solutions built on one platform: STAGES and SIM-ON. Why two? Because we tailor the same technology to different audiences. STAGES focuses on the construction process. SIM-ON targets building operation and maintenance. One login, same backend—just different interfaces and functionalities. STAGES helps document and visualize the building timeline—scan by scan, stage by stage. In SIM-ON, the focus shifts to sensors and facility operations. Both systems share the same data, the same Matterport model, but serve different needs. Tom: Makes sense. Marek: Let’s start with STAGES. It’s a construction process monitoring system. Think of it as a platform where every scan is a date—a stage—giving you a building timeline. You can compare scans, blueprints, BIM files, IFC models, point clouds, and more in one viewer. Different professionals—architects, engineers, contractors—all use different tools. STAGES brings their data into one system, allowing easy communication and collaboration. We’re not just visualizing data. We’re integrating it. IFC, Revit, Matterport, OBJ, E57—it all comes together. Tom: (Watching) I can't hear your audio, by the way. Marek: Oh, sorry. That’s fine—I just wanted to show how easy it is to interact with engineering data using just your finger on a touchscreen. What’s unique about SIMLAB is that it allows you to bring your own data—like from Procore—and overlay it directly in the Matterport model. Procore is complex. We simplify it by syncing its asset libraries, punch lists, RFIs, and documentation into Matterport. And it’s bi-directional. Update in STAGES, and it updates in Procore. Tom: That’s powerful. Marek: Exactly. STAGES is a visual repository—videos, audio notes, documents, square footage measurements—not just point-to-point like in Matterport. The most important feature: the timeline with split-screen comparisons. Each scan is tied to a date. You can jump from one date to another in the same location and see the changes over time—whether you're comparing Matterport scans or engineering models. Want to see a Revit model compared to an as-built Matterport scan? Use the desktop version. We even support NavVis digital twins. That means you can compare Matterport and NavVis scans side-by-side—perfect for large spaces where NavVis covers long corridors and Matterport handles rooms. Tom: That’s impressive. Marek: Our desktop app aligns files using simple tools. Take a 2D floorplan, choose three reference points, and it snaps to your Matterport scan. You don’t need to be an engineer. Same for blueprints, Revit models, point clouds—you can align and overlay them with ease. In the web version, you can toggle blueprints directly within Matterport. It’s a huge time saver for AEC pros comparing "as-designed" with "as-built" data. And with Procore integration, all assets—PDFs, Excel files, BIM models—are pulled directly into STAGES and pinned inside the Matterport space. RFIs and punch lists are also synced. Even better: we support AR. Walk the site, identify an issue, tag it with AR, and it syncs back to Procore. Tom: Nice. Let’s switch gears and talk about SIM-ON. Marek: Sure. SIM-ON is for daily building operations. It takes the STAGES data and adds IoT sensor control and asset management. Imagine tracking fire extinguisher service dates, managing elevator maintenance, or even setting reminders to water office plants—all directly in the model. You can schedule tasks, assign work orders, and visualize everything in the Matterport space. And yes, you can control IoT-connected devices directly. Tom: Like smart lighting, blinds, appliances? Marek: Exactly. In fact, my house is the demo. I’ve got a wall-mounted tablet that runs SIM-ON, controlling 250 sensors from SmartThings, FIBARO, KNX—you name it. I can track energy use in real time—see that my Xbox is using 36 watts, my LED lamp 8.5 watts—and control everything with a tap inside Matterport. If a motion sensor trips or a battery dies, SIM-ON logs it. I get alerts and can view dashboards showing activity across the home. Tom: That’s house goals right there. Marek: Haha, thank you. Some of my colleagues played with my system and forgot to turn the fridge back on—so yes, we now have logs that track who accessed what and when. We even support role-based access and public links for subcontractors—so they can preview the space, see the manuals, and prepare accordingly before visiting. SIM-ON also lets you stage furniture inside Matterport. Drag and drop sofas, electronics, or even your own 3D models into the space. Tom: You’ve really made digital twins practical—beyond just visualization. Marek: That’s the goal. STAGES and SIM-ON make Matterport operational. From home use to commercial buildings like factories, airports, or shopping malls, we bring asset control and smart automation into one place. Even legacy systems like IBM Maximo can be visualized through Matterport. That’s huge—these systems cost tens of thousands of dollars per year. Visualization transforms how they’re used.
