Hey, everybody. Tom Sparks with Sparks Media Group. Today I wanted to talk to you about a new feature that iGUIDE has recently released—adding furniture to Premium floor plans. Let’s take a look. Here we have a page on [www.GOiGUIDE.com], and it talks about visualizing how a home lives and flows—smarter space visualization with enhanced iGUIDE Premium floor plans. Previously, when you’d get a floor plan from iGUIDE, it would be without furniture and objects. I would typically order Premium floor plans that included fixed items like toilets, tubs, sinks, refrigerators, and so on. But aside from that, there was no other furniture in the house. Now you can see they’ve added items like sofas, tables, chairs—even a car in the garage. It explains why this is useful. Agents often ask, “What can you do to help me market this property?” And before, we couldn’t offer furniture visuals on the floor plans themselves. So iGUIDE came up with the idea to start incorporating furniture. There’s a FAQ section on the site that answers key questions. One of them: “Can furniture and objects be added to an empty space to make it look furnished?” The answer: “iGUIDE Premium includes enhanced 2D visuals that represent existing furniture and objects captured during scanning. It does not add virtual or staged furniture to empty spaces.” That’s an important distinction—this is not virtual staging. There are services that do that, but iGUIDE’s approach is to show what was actually captured. Another FAQ: “What’s the price to include more detailed furniture and object items?” It’s included for free with iGUIDE Premium—no additional cost. Currently, 40 objects are available. An upcoming update will increase that to 124. The new additions will focus on residential furniture—chairs, couches, tables, etc.—but also include commercial and mechanical objects like water softeners, electrical panels, and server towers. There’s a complete object list you can view. You can’t move furniture placements, but you *can* hide them, which I’ll show you in a second. Furniture placement is based on a combination of visual accuracy and practicality. In residential spaces, they’re positioned for optimal fit and scale. Want to request changes? You’ll need to submit an update request via the portal with detailed notes. There is a fee: $15 USD or $20 CAD. Let’s look at a virtual tour I did. You’ll see a table and a sofa in the room. And if you check the floor plan, those same items are represented—table, coffee table, chairs. Upstairs, you’ll find a bed in the bedroom. Now, if your client says, “This looks cluttered—can we hide the furniture?” Yes, you can. Go to your iGUIDE portal, select *Edit View*, scroll down to *Freestanding Objects*, and toggle *Show Objects* or *Hide Objects*. When you do, they disappear from the floor plan. There’s also an “Industry Default” option—I’m not exactly sure what that does, but the ability to show or hide furniture is there. Just make sure to hit *Save* and refresh. I think this is a great update. Floor plans are increasingly popular—even more than 3D tours in some markets. Seeing furniture on a floor plan helps demonstrate flow and realistic furniture placement. An empty house often looks deceptively large. Once you move in your bed, dresser, and everything else, the space feels smaller. Seeing that in advance helps set expectations—and could reduce tire-kickers. By helping buyers visualize the space, you're making them more likely to schedule a showing—and maybe even make an offer. The more media you provide, the more eyes on your listing. That can lead to more offers—and maybe even above asking price. (No promises—but it helps!) I’m excited to see what furniture they’ll add next. I hope they expand into commercial and industrial sectors—add items like generators or equipment common in hospitals and warehouses. So yeah—leave your comments below. Let me know what you think.
